The homeowner contacted us for a roof estimate due to the age and deteriorating condition of her existing roof as well as an upcoming requirement from her homeowners insurance carrier to replace the roof in order to maintain coverage.

Our roofing coordinator met with the homeowner on site to discuss her concerns and perform a full inspection. The evaluation revealed extensive granular loss, deteriorated shingles with exposed fiberglass, and multiple problem areas around roof penetrations and vents.

After reviewing all available roofing options, the homeowner selected a 1.5” snap-lock metal roofing system in Dove Gray. Due to the age of the existing skylights and their failure to meet current building code requirements, they were also replaced with new, code-compliant skylights meeting today’s hurricane standards.

The project began with the complete removal of the existing shingle roof and underlayment, exposing the plywood roof sheathing. All sheathing was thoroughly inspected, and any compromised sections were replaced as needed. The entire roof deck was then re-fastened to meet current building code requirements. A new high performance underlayment was installed over the sheathing, providing a secondary water resistant barrier.

Because this metal roof system requires updated wall flashing. The existing stucco was carefully cut back, the old flashing removed, and new wall flashing installed. The stucco was then restored over the new flashing to ensure a watertight seal and a clean, finished appearance.

Once complete, the new metal roofing system was custom fabricated and installed to fit the roof precisely delivering long-term durability, superior weather protection, and a modern, refined look.
